Context

This block of land is owned by a close client, and has been presented to the design studio as an ongoing project in constant design development. This means we can make the most of changes in associated legislation as the various restrictions are revised. This particular revision involved taking advantage of the changes in zoning  for the West Perth area from pure commercial to mixed use with bonus plot ratio for hotel developments. As an ongoing project, this allows us to update the design as revisions to the legislation are released ensuing the client always has the most viable option presented to them, should they choose to move forward with development.

Description

This design was an experiment in evaluating the extent to which we could maximise the full plot ratio by maximising the various uses available per the re-zoning. As opposed to a previous commercial only design we devised, this new concept combines residential, hospitality, commercial and food and beverage. With commercial tenancies on the ground and first floor, hotel on the second floor and residential apartments above, this design encompassed something for everyone. A large open alfresco area interacts with the street front, providing passersby with a place of pause and further options for coffee catch ups.
