Context

The Murdoch Health and Knowledge Precinct(MHKP) is a government priority project at the heart of the wider Murdoch Activity Centre, a “knowledge based” specialized centre consolidating health, education and research with residential amenity within the southern corridor of Perth, Western Australia. Landcorp undertook an Expression of Interest (EOI) campaign of various proposals to purchase, develop and operate all of the land within the Health precinct being Lots 7A, 7B and 7C.

The lots were offered via a two stage sales process. The First Stage consisting of a proposal with a 20% weighting on company experience and past performance, 40% weighting on development proposal, strategies of integration within the larger MHKp and development exit strategy and a 40% weighting on financial consideration.

For the successful shortlisted party, they would be able to participate in the Second Stage where a final revised offer could be submitted together with details of innovation being utilized on the project and detailed statement of how high quality architecture will be achieved with the intention of these commitments forming part of the final contract.

Description

We were recommended by Pyramid Constructions WA to meet Eurowide Properties, the developer intending to participate in the EOI. After severalĀ meetings, we were invited by the developer to join Pyramid Constructions, Roberts Day and Wood & Grieve engineers as part of the project delivery team participating in the bid.

Working together with Pyramid we discussed theĀ developer’s intent for the site and produced some design area breakdowns for their consideration taking into account ease of construction and construction feasibility. We aided in the submission by producing a vision statement for the proposed land purchase, focusing on the architectural and design aspects of the built form and its integration with the surrounding area. All of these had to be prioritized and done in a timely fashion to allow time for Pyramid to obtain rough costings and discussions to occur well in advance of the submission date.

We are pleased for the opportunity to be able to work together with such a strong professional project delivery team and excited knowing that the developer and our delivery team was shortlisted to participate in the second stage of the bid for such a community significant master plan.
