Context
The building is located on a quiet street and is adjacent to the civic gardens.
Entry to the building is cued by a generous entry with a proposed green wall leading visitors into the foyer. Walkways and driveways leading to lift access to the apartments are easily identifiable through finishes and lighting.
Externally, the building is easily understood with clear distinction between private and publicly accessible spaces by way of architectural elements such as fences, wall barriers, screens, doorways and landscaped boundaries.
Description
The proposed development aligns with the Canning City Centre Activity Centre Plan’s (CCCACP) vision for the urban regeneration of the Canning City Centre to create a City Centre that is vibrant and offers a range of activities and options to its users, who may come from areas beyond the Canning Local Government Area. The site is located within the Riverside Residential Precinct of the activity plan. It adds vibrancy, convenience and amenity to the expanded city centre.
The building is oriented to optimise northern aspect. At least 65% of residential apartments receive a minimum of 2 hours direct sunlight to living rooms and private open space between 8am and 4pm in mid winter (21 June). Over 50% of units achieve cross-flow ventilation with provision of windows, openings and skylights.
The proposed design takes the form of a single level podium with upper floors above. These are setback from all boundaries to achieve a functional, generous, yet slender floorplate.
Being an NDIS building, the design of both the communal and private spaces proposed satisfies the requirements of their intended purpose and care level. Each layout has been assessed and certified by an SDA consultant.
The proposed finishes and colours has been influenced from the nearby Canning River Regional Park as well as the adjacent Civic Gardens.
