A large 3440sqm, trapezoidal development site with a plot ratio allowance of 3:1 is a commercial zone. The longest dimension is on the western boundary. There is also a Water Corporation Easement in the middle of the site that transverses from north to south.

The design sets out to achieve full floor plates, making use of ESD principals. It provides for end of trip facility and requirements to activate the street front.


A grand entrance complete with reflection pond, frames the front entrance which opens up into a double volume mezzanine level.

Slab extensions and shading devices act to protect the glass facade from the eastern and western sun and utilize the sun on the northern facade.

The buildings bulk and scale is broken up using a myriad of vertical stacks, concrete faces and “boxed” extensions. The windows on the concrete face appear random from the outside, but when viewed internally, are evenly distributed to allow for ease of configuration.
