Design Feasibility for Pastoral Plus
There is an existing older style home on site that had been used by the owner to carry out their electrical business. Since upgrading their business premises alternative uses for the site are being contemplated.
A 1963sqm predominantly clay alluvium site, it has a District Centre zoning under the City of Armadale’s jurisdiction. Under the existing TPS4, group dwelling and multiple dwelling carry a “D” under the Use Table and is not permitted unless the City has exercised its discretion by granting planning approval.
Investigation into the counsels reception of a residential development for the site and if allowed complete a design feasibility to maximize the built up area for such a residential development.
Active and clear communication with the council with regards to the design intent resulted in the in principle agreement for plot ratio of 0.7 to be utilized in the design with the possibility of the approval being granted on an officer level.
Design feasibility allowed for an affordable 14 unit, 2 storey walk up apartment complex with many of the ground floor units having their own courtyards. In keeping with the local government policy for open space a 168sqm communal open space with BBQ and seating facility was also featured in the design.
