This is our second project with an Indonesian developer, after a successful first venture which introduced them to the Western Australian market.
Re-establishing our relationship with the clients meant detailing the brief by going through their schematic design, establishing their requirements and outlining the parameters of the project. After a successful initial venture together, they were comfortable coming to us again to further develop their concept.
The lot itself is a very narrow piece of land which provided us with a massive challenge and gave us the opportunity to present an unexpected design for a piece of land likely intended for amalgamation. Several discussions with stakeholders, including MRA, client and contractor resulted in meeting not only all the requirements by all stakeholders but also forming a precedent for narrow lot development within this precinct.
After careful revision of the relevant legislation and in order to maximise the allowable height, the decision was made for the project to encompass both residential and hospitality. To avoid overshadowing of the neighbours the project was split into two buildings; the front containing a hotel, function centre and food and beverage, the back being residential and two commercial tenancies.
The form and material palette took inspiration from the surrounding coastal nature of the Scarborough area, while the orientation and layout was devised to maximise the views to the ocean. Ongoing revisions to the design have included providing adequate sun shading, devising hard and soft landscaping and revising internal layouts to provide an efficient use of space.
