Designed for Brique Development
A very modest 1482m² R40 site with a 5m drop from the front to back of the site with potential for increased construction cost from cut and fill, engineered retaining walls or suspended slabs. Originally consisting of 2 green titled lots with 2 single storey dilapidated homes. Brique Development came to us with an intention to amalgamate and erect 6 group dwellings with a 3 bedroom, 2 bathroom and 2 car bay configuration. Add to that, the site was 75m² smaller than previous sites we had designed for the developer to accommodate similar dwelling numbers.
We designed the dwellings to work with the extreme topography by creating a split level living area in the rear units to add interest which came with the additional benefit of a higher ceiling height to living areas.
No variations to the Local Planning Policies or R-Codes were required to achieve the design. This saved the developers time, made the development feasible and overall, resulted in a better product for the end user.
A better design outcome could have been achieved if the split level living area could be utilized on all the units, however the the cost out weighed the benefit at the time.
